My Question is: Is the Real Estate Market a Locally Driven Market or Globally Driven?
Answer: The Real Estate market is driven more by local drivers then global. In Oshawa, Bowmanville and the Surrounding areas we still have a lot of positive news that will continue to hold a steady real estate market. Good news! Why you say??
Well, these are my thoughts. General Motors is going Bankrupt, and the Global Real Estate Economy is sinking faster than the Titanic. We are seeing bad news on the TV every night and people are losing houses to foreclosure at astronomical rates. Run for the Hills, its the end of the world.
In truth, the only bit of news that affects us locally is General Motors and even GM is not the major employer that it once was. Most of the people at the Oshawa plant that are affected are people that were and are retiring. These people have for the most part, been given large sums of money as a buy out. This propels the local economy because it is releasing a lot of extra cash into our local area.
What other good news is there??
How about the Durham Consolidated Courthouse? I have heard the court house will be providing approximately 700 jobs in the courthouse and then spillover jobs for the services needed outside the courthouse. There have been estimates of the spillover jobs reaching as many as 2000 people outside of the courthouse.
What about UOIT? I understand the University and College will be Growing at a rate of approximately 1000 students per year for the next 3-5 years. This will, again, put more money into the local economy, with the sudents needing housing, food, drinks, clothing etc. I know the strain of the school on the real estate has created some negative publicity when it comes to the issues in the Tribute Community, But over all, this growth is a good thing for our economy.
Darlington Nuclear Plant? in 2006 the Ontario Ministry of Energy instructed OPG to begin the process of getting approval to build up to 4 reactors in Bowmanville, Ontario. They are currently working on the Environmental Assessment for the land and are supposed to start the construction phase sometime in the next 2 years. This project will take 6-8 years to finish and is rumoured to provide between 3 and 5 thousand jobs between the construction phase and the operational phase.
So, Locally, How do we look??
In my opinion, we look pretty good. My fear is that we are letting all the negative news from the Globe and from Toronto affect our out look.
If we focus on the local market, we are still STRONG. The Problem is, Perception is often more powerful than Reality.
So Change your PERCEPTION!!!
